Jeff Pori serves as the President for TREC Investment Realty (TREC), a firm he co-owns
with his business partner, David Stubbs. Jeff and David also own a commercial real estate brokerage company under the Sperry Van Ness banner. TREC was
founded in Las Vegas as a commercial co-ownership real estate investment company in order to help 1031 exchange buyers
who could not find quality investment opportunities through the traditional commercial real estate properties market.
TREC has been on the forefront of the TIC co-ownership industry as it has grown to meet the demands of 1031 exchange buyers.
TREC’s conservative investment strategies have made the Company a popular choice among real estate investors which has contributed to its
rapid growth. TREC acquired more than $80 million of Nevada properties during 2005, $160 million in the US during 2006, and over $170 million
in 2007 despite the credit crisis that negatively impacted the fourth quarter. The Company expects to acquire another $200 million in
US properties for 2008. Jeff is working to add securitized real estate investment products to the company’s offering inventory in 2008.
Jeff’s extensive real estate resume includes the development and construction of more than 100 commercial and multi-family properties throughout
the Las Vegas valley. As Vice President and Corporate Broker for a publicly-held development company, Jeff’s responsibilities were broad-based.
His involvement ranged from the design and development of commercial and industrial properties to sales and marketing for the company’s
Homebuilding Division. During his 10-year tenure with the company, Jeff also headed the Property Management Division which included over
25 commercial properties and more than 2,000 apartment units.
Jeff graduated from California Polytechnic State University in San Luis Obispo with a Bachelor of Arts degree in Political Science. He lives
in the Summerlin area of Las Vegas, with his wife Michele and their three children.
David Stubbs

As co-founder of TREC Investment Realty (TREC), David Stubbs has been integrally involved with all
major real estate investment, acquisition, and operating decisions since its inception. David has over 16 years of experience in the acquisition and
disposition of investment real estate and commercial real estate brokerage. In addition to co-founding TREC, David, along with his business
partner Jeff Pori, co-owns and operates an award-winning Sperry Van Ness brokerage and property management company. Sperry Van Ness is one
of the nation’s largest commercial real estate investment brokerage firms.
Prior to co-founding TREC, David had worked directly for a publicly-held development company. As a
top-producing independent agent for regional and national commercial brokerage firms, he represented transactions across the property
specialties of retail, office, industrial, and multi-family. David has completed transactions totaling more than $1 billion.
In addition to his extensive commercial real estate background, David’s career includes experience
in the title insurance and banking industries. He graduated from the University of Nevada Las Vegas (UNLV) where he studied Real Estate
Finance and Economics and received a Bachelor of Science degree in Finance. David is a Las Vegas native and currently resides in the
Summerlin area of Las Vegas with his wife Kathy and two daughters.
Steve Bingham

Steve
As the Vice President of Co-Ownership Investments at TREC Investment Realty, Steve Bingham has been involved with the
acquisition, analysis, financing, ownership structure, and marketing of over $250 million in institutional-grade commercial real estate properties sold
through TREC's co-ownership program. Steve has been actively involved in the co-ownership industry
since the IRS-issued RevProc 2002-22, both as a consumer and financial advisor to his clients and in his current position with
TREC. Prior to joining TREC, Steve owned several businesses including an Allstate Insurance agency and a financial planning firm both located in
northern Utah.
Steve has earned numerous professional designations including CLU, ChFC and CFP®. He is currently a
candidate for his CCIM designation that he anticipates receiving later this year. Steve combines his education and professional training
with over 10 years of experience in real estate investing, investment analysis, risk assessment, business development, and client services
to ensure that TREC continues to provide the “preferred solution” to co-ownership buyers.
Steve graduated from Weber State University in Ogden, UT, with a Bachelor of Science degree in Chemistry.
He lives in Las Vegas with his wife Jenae and their five children.
Zach Roberts

Zachary Roberts is Vice President of Sales at TREC Investment Realty. Zach is an attorney licensed
in the state of California and has over 15 years experience as a real estate investor, income property owner and entrepreneur. Prior to
joining TREC, Zach held a variety of executive management positions in several companies within the high technology and finance industries,
both in the US and Asia Pacific where he was actively involved in helping companies with international acquisitions and fundraising
through institutional investment partners.
Zach has been actively involved with the TIC co-ownership industry since the RevProc 2002-22 was issued by the IRS and
has been a vocal advocate of the co-ownership structure distributed through real estate professionals. Zach is an in-demand speaker
on recent developments in the TIC industry, investment strategies for income property owners, and assists real estate agents and brokers to develop
strategies to build their businesses using 1031 tax deferred exchanges and TIC investments.
After earning his undergraduate degree at the University of California, Zach received his Juris Doctorate
from the University of San Diego. He lives in the northwest area of the Las Vegas Valley, with his wife Mastura.
Anthony Hama

Anthony Hama has been involved in the acquisition, development, leasing and management of commercial real estate
since 1993. Having joined TREC in 2005 as a Senior Sales Associate, he identified and negotiated the purchase of several office properties
for the company’s TIC portfolio. In 2007, Tony was appointed to Vice President of Acquisitions of TREC where he has primary responsibility
for directing the commercial real estate property acquisition activities for the company’s TIC and
Single-Buyer Property portfolios.
Prior to joining TREC, Tony served as a Vice President with The Resort Group, a Honolulu, Hawaii-based resort
development company, where he was involved in the master planning of several large residential and commercial projects, including the Beach
Villas at Ko Olina, Ko Olina Kai and Ko Olina Hillside Villas. Tony also took a lead role in the analysis, target pricing and sale of various
resort parcels totaling $100 million. He also served as a key member of the acquisition team for the purchase of the 9,000-acre Princeville
Hotel and Resort in Kauai.
In addition to his resort development experience, Tony has been actively involved in the leasing, management
and acquisition of office and retail properties, serving as a Project Manager for Spieker Properties, a large San Francisco-based real estate
investment trust, where he managed a four-million-square-foot portfolio of commercial office and retail properties. Spieker was purchased by
Equity Office in 2001. Additionally, Tony gained significant experience financing real estate projects while at Smith Barney and later, at Banc
of America Securities in San Francisco. His project experience in this area includes three REIT initial public offerings and private equity and
debt placement for real estate developers and investment funds.
Tony received his BA from UCLA in Economics and his MBA, with distinction, from the Johnson School of Business
at Cornell University. He is a member of the Urban Land Institute, NAIOP and BOMA.
Christine Johnsong

Christine Johnsong has over 17 years experience in all facets of strategic marketing, including analytical research,
publishing, and design. As TREC’s Vice President of Marketing, Christine directs the company’s marketing programs as well as
directing the advertising and public relations efforts.
The opportunity to work with Big Bird at Sesame Street/Children's Television Workshop (CTW/now Sesame Workshop) in Manhattan took Christine
from the University of Wisconsin-Madison, where she holds two undergraduate degrees in Psychology and Journalism/Advertising. Christine took
the Sesame Street brand to new heights by creating and promoting synergy amongst CTW's properties and licensees in venues such as direct mail,
subscription acquisition, direct response television, and strategic alliances. At News Corporation, Christine held dual roles where she developed
the company’s first direct sales agency for News America FSI, the country's preeminent Sunday coupon supplement with a 60mm+ weekly
distribution, and identifed strategic alliances for TVGuide’s circulation division. Christine founded PIE Design + Marketing in 1999,
as a boutique advertising agency with equally-strong design and marketing capabilities complemented with a true sense of agency-client partnership.
Long-term relationships have been key for PIE and include clients in the industries of hospitality, homebuilding, tradeshow and convention,
youth sports, cosmetic surgery, healthcare, and network marketing. In early 2007, Christine merged her agency with TREC which now serves as
TREC’s in-house marketing team.
